Thompson Luxury Properties operates a portfolio of 4 luxury short-term rental homes in Houston (911β917 Thompson St, 77007). We cater to high-end travelers, corporate groups, and extended stays. Our homes are fully furnished, premium, and located in one of Houstonβs most desirable areas.
Currently, our portfolio averages ~70% occupancy and $600β$700/night rates. Our target is 85%+ occupancy and $850+/night across all properties. We are seeking a high-performance STR Marketing Expert who knows how to execute fast and can help us hit these metrics in the next 60β90 days.
ROLE OVERVIEW
We are looking for a hands-on marketing leader (not just a strategist) who can plan, build, and execute across multiple channels to generate direct bookings, corporate contracts, and sustainable revenue growth.
This is a performance-focused role where success will be measured by occupancy growth, direct booking volume, and average nightly rate achieved.
KEY RESPONSIBILITIES
You will be responsible for creating and executing a full-stack marketing system for Thompson Properties, including:
β Website & Conversion Funnel
β Build an improved, modern direct booking website optimized for conversions.
β Integrate with our CRM & booking engine.
β Implement booking funnels, landing pages, and retargeting systems.
β CRM & Email Marketing
β Build a data-driven email marketing system for repeat guests, corporate clients, and leads.
β Automate personalized booking reminders, upsells, and loyalty campaigns.
β Drive at least 20β30% of monthly bookings via email within 60β90 days.
β Corporate Outreach & Partnerships
β Execute outreach campaigns to corporate housing managers, HR departments, relocation firms, and travel coordinators.
β Build partnerships with local hospitals, oil & gas companies, law firms, and universities to secure consistent bookings.
β Develop scripts + outreach sequences (email + LinkedIn + phone).
β Paid Ads & Performance Marketing
β Run profitable ad campaigns (Meta, Google, TikTok) targeting direct bookings.
β Implement retargeting ads for website visitors and past guests.
β Scale campaigns with clear ROI, targeting $5β$10 per lead and positive ROAS.
β Organic Marketing & SEO
β Optimize listings for ranking (Airbnb, VRBO, Google Travel).
β Implement SEO for the booking site to rank for βHouston luxury rentals,β βcorporate rentals in Houston,β etc.
β Build organic traffic via Instagram + TikTok strategy showcasing the homes and neighborhood.
β Revenue Growth Execution
β Aggressively execute on all strategies to move the portfolio from ~70% to 85%+ occupancy and $600β700/night to $850+/night within 90 days.
β Work with dynamic pricing tools (PriceLabs, Beyond) and pair them with marketing to maximize RevPAR.
REQUIREMENTS
π Proven success in short-term rental (STR), vacation rental, or hospitality marketing.
π Strong portfolio of direct booking campaigns, corporate outreach wins, and revenue growth results.
Hands-on expertise with
π Website + funnel building (WordPress, Squarespace, Lodgify, or similar).
π CRM + email automation (HubSpot, ActiveCampaign, or similar).
π Paid ads (Google, Meta, TikTok).
π SEO + content strategy for STRs.
π Ability to set strategy AND execute (no pure consultants).
π Clear understanding of Houstonβs STR and corporate rental market is a plus.
What Success Looks Like (60β90 Days)
π― Improved direct booking website live and converting.
π― Automated email marketing driving at least 20% of new bookings.
π― Corporate outreach delivering 2β3 signed housing contracts.
π― Paid ads generating positive ROI with scalable campaigns.
π― Occupancy consistently hitting 85%+.
π― Average nightly rate increasing to $850+.
COMPENSATION
Budget: $2,000/month retainer (performance bonuses available for hitting KPIs early).
Flexible contract (remote OK).
