Job Description

We're looking for a Paid Search Marketing Manager who can take operational ownership of Lower's SEM program across Google Ads and Microsoft Ads. This is a hands-on role focused on campaign execution, optimization, and day-to-day performance management within one of the company's most important acquisition channels.

You'll report to, and partner closely with our Head of Paid Acquisition to translate strategy into action - ensuring campaigns are structured correctly, budgets pace efficiently, tests are run consistently, and performance insights flow cleanly across Marketing, Sales, and Analytics.

This is an ideal opportunity for a strong SEM practitioner who thrives in the details, understands how to drive efficiency in high-intent auctions, and wants to grow into a more strategic performance marketing leader over time.

WHAT YOU'LL DO

Execute and optimize SEM campaigns

  • Manage daily SEM operations across Google Ads and Microsoft Ads, including pacing, bid adjustments, negative keyword management, and QA.
  • Optimize toward core business KPIs such as lead volume, CPL, cost per funded loan, and ROAS.
  • Ensure campaign structures, ad groups, and match types are properly maintained for performance and scalability.

Improve efficiency and lead quality

  • Analyze funnel performance and collaborate with Sales and Analytics to understand downstream conversion trends.
  • Adjust bidding, targeting, and audience strategies to deliver higher-quality leads.

Run ongoing testing and experimentation

  • Execute A/B tests on ad copy, extensions, bidding strategies, and landing page experiences.
  • Surface insights quickly and provide recommendations for scaling winners or shutting down underperformers.

Partner cross-functionally

  • Work with Web, Product, and CRO teams to improve landing page performance and reduce friction in the application funnel.
  • Support data and analytics partners in improving reporting, attribution, and offline conversion accuracy.

Monitor, report, and communicate performance

  • Provide weekly updates on performance trends, efficiency, pacing, and tests in progress.
  • Highlight issues early, take action quickly, and maintain tight operational discipline across campaigns.

WHO YOU ARE

  • 3-5+ years managing paid search campaigns, ideally in performance-driven environments such as fintech, mortgage, proptech, insurance, or other lead-generation categories.
  • Strong operator comfortable with daily execution, deep optimization, and KPI accountability.
  • Proficient with Google Ads, Microsoft Ads, offline conversion imports, and first-party data usage.
  • Analytical mindset: you enjoy digging into dashboards, identifying trends, and using data to guide decisions.
  • Excellent communicator who can summarize insights clearly and concisely.
  • Comfortable working in a fast-paced environment where priorities shift and speed matters.
  • Excited to contribute to a mission-driven company helping people achieve homeownership.

WHY JOIN US

  • Impact: You'll directly influence one of our most important acquisition channels and help strengthen the economics of our mortgage business.
  • Growth: You'll gain exposure to advanced SEM strategies, offline conversion optimization, and unit-economic modeling - with opportunities to expand scope over time.
  • Collaboration: You'll work closely with high-caliber partners across Sales, Product, Data, and Marketing.
  • Mission: Help more people achieve homeownership-one of life's biggest milestones.
