As we expand, we are adding a dedicated Marketing Specialist who can also support our leasing operations to ensure faster rentals, smooth client communication, and consistent branding across all platforms.
Position Summary
This unique hybrid role combines Marketing Specialist duties with Leasing Coordination, making it ideal for someone who is both creative and organized. Along with managing AM PM Properties’ marketing strategy, this person will play a key role in listing rental properties, generating tenant leads, coordinating viewings, and supporting the application-to-move-in process.
Your primary goal is to help fill vacancies faster by maximizing exposure, responding promptly to inquiries, and ensuring prospective renters experience smooth communication from start to finish.
Key Responsibilities
A. Marketing & Branding Responsibilities
1. Digital Marketing & Social Media
- Manage daily posting on Facebook, Instagram, LinkedIn, TikTok.
- Create reels, stories, property highlight videos, and promotional posts.
- Run paid ads and track performance analytics.
- Maintain a 30-day content calendar and monthly reporting.
2. Content Creation & Graphic Design
- Design marketing materials (flyers, brochures, presentations, website banners).
- Create rental listing graphics, “Coming Soon,” “Newly Listed,” and “Rented” posts.
- Write newsletters, blogs, and email campaigns.
3. Website Management & SEO
- Update listings on AM PM Properties’ website.
- Improve SEO through keyword-rich content and regular updates.
- Ensure website reflects accurate offerings, promotions, and company information.
4. Reputation & Review Management
- Respond to Google reviews professionally.
- Proactively request reviews from clients and tenants.
- Maintain consistent brand tone and communication.
B. Leasing & Listing Coordination Responsibilities
(This is the important section based on your requirement)
1. Property Listing & Lead Generation
- Create and post rental listings on:
- AM PM Properties website
- Rentfaster, Facebook Marketplace, Kijiji, Zumper, Rentals.ca and Other rental platforms as needed
- Write attractive ad descriptions, select high-quality photos, and update pricing as directed by management.
- Refresh and repost listings regularly to ensure maximum visibility.
2. Responding to Tenant Inquiries
- Reply promptly to calls, texts, emails, and online messages from potential renters.
- Verify basic qualifying information before booking showings.
- Provide property details, rental requirements, and next steps to prospects.
3. Coordinating Viewings
- Schedule and assign showings to leasing agents.
- Confirm viewing appointments with potential tenants.
- Send reminders to ensure they show up on time.
- Maintain a tracking system for scheduled, completed, and missed showings.
4. Application Processing
- Follow up with prospects to submit:
- Rental application, IDs, Pay stubs, Credit reports
- Reference information
- Review applications for completeness before sending to management.
- Verify documents and employment information as required.
- Discuss each application with management for approval.
5. Approvals & Lease Preparation
- Notify approved applicants and offer the property formally.
- Prepare the lease agreement using AM PM templates.
- Set up lease signing appointments.
- Coordinate move-in date and move-in inspection.
- Prepare move-in inspection report (digital or paper).
- Update internal records once leasing is completed.
6. Communication & Customer Service
- Maintain clear, friendly communication with prospective tenants.
- Provide excellent customer service that reflects AM PM’s brand and values.
- Keep owners and the internal team updated on leasing progress.
Qualifications
- Diploma or Degree in Marketing, Communications, or Business (preferred).
- 2–3 years of experience in digital marketing or leasing coordination.
- Strong understanding of social media platforms.
- Excellent English communication—written and verbal.
- Ability to manage multiple tasks in a fast-paced environment.
- Strong customer service and follow-up skills.
- Experience with property management or rental platforms is an asset.
- Knowledge of Canva, Adobe Suite, or design tools.
- Basic understanding of leasing processes (training provided).
